To ensure a quality living environment for current and future generations of Singaporeans, the Master Plan sets out detailed strategies that guide development over the next 10 to 15 years.
The Draft Master Plan 2019 was unveiled at the end of March 2019 and its main thrust is to plan for “inclusive, sustainable, and green neighbourhoods with spaces for community and amenities for all to enjoy”.
ENHANCED CONNECTIVITY AT BEAUTY WORLD’S UPCOMING INTEGRATED TRANSPORT HUB
Integrated Transport Hubs (ITHs) are fully air-conditioned bus interchanges that provide seamless connection between MRT stations and adjoining commercial developments such as shopping malls. One of the proposals included in the Draft Master Plan 2019 is the development of an ITH at Beauty World.
There are currently nine ITHs in operation and they are located at Ang Mo Kio, Bedok, Boon Lay, Bukit Panjang, Clementi, Joo Koon, Seng Kang, Serangoon and Toa Payoh. The 10th ITH at Yishun is slated for completion some time this year.
These transport hubs are designed to improve the travel experience for public transport commuters as we march towards an increasingly car-lite Singapore.
Residents around the future ITH at Beauty World will have much to look forward to when it comes to accessing the plethora of commuter routes. More transport options are in the horizon as Phase 2 of the Cross Island Line is expected to pass through the Bukit Timah area.
A COMMUNITY HUB IN THE MAKING
In addition to the ITH, the community landscape in Bukit Timah will be enhanced by the future Bukit Timah Community Building.
Poised to be a one-stop integrated facility at the doorstep of Beauty World MRT station, the community hub comprises a Community Club and redeveloped market and hawker centre. A range of amenities such as indoor sports hall, community library and an elderly facility serves to meet the needs of the community and enhance liveability.
FUTURE PLANS FOR THE RAIL CORRIDOR
The Rail Corridor is a former railway line that stretches 24km from the north to south of Singapore. Highlights of the Rail Corridor in the Bukit Timah vicinity include Rifle Range Nature Park, Bukit Timah Railway Station and the Former Station Master’s Quarters.
Also, the former Bukit Timah Fire Station and Beauty World area have been earmarked as gateways to nature and heritage attractions, including the Rail Corridor. A visitor centre and various food and beverage outlets will be housed at the conserved Fire Station, along with an elevated pedestrian bridge connecting to Bukit Batok Nature Park.
Other initiatives in the works include the enhancement of the Beauty World area for it to be conducive for street-level activities. Lush landscaping set to be introduced will also enhance the walking experience to the Rail Corridor.
REAPING THE BENEFITS FROM THE MASTER PLAN
Things are looking rosy for future residents at the Mayfair Collection – comprising Mayfair Gardens and Mayfair Modern. The two developments sit in close proximity to the Rail Corridor and the future Beauty World ITH. The convenience of a world-class public transport system and the restorative effects of living close to nature are mere minutes away on foot for residents.
Homegrown developer Oxley Holdings was the first party to acquire land along the Bukit Timah vicinity and snagged the former en-bloc site at an average land price of just S$1,244 per square foot per plot ratio (psf ppr). Subsequent land acquisition cost rose to close to S$2,000 psf ppr just one month later.
Hitting the sweet spot in terms of price points is a deal maker or breaker for most property buyers. With an average launch price of S$1,850 psf for homes at Mayfair Gardens, residences at the two developments offer both attractive pricing and the exclusivity of a prized locale to property consumers.
To date, 60 per cent of units at Mayfair Gardens have been sold, while Mayfair Modern was launched recently for sale.

Mayfair has always been one of the most coveted addresses in London, and the Bukit Timah area is similarly associated with premium housing. Both Mayfair Gardens and Mayfair Modern bear the hallmarks of British architecture – a classic look that stands the test of time.
The Mayfair Collection remains Oxley Holdings’ most ambitious project to date and the developer has spared no expense in decking out residences with top-of-the-range appliances and premium furnishings and fittings.
Families with school-going children have the advantage of being 1km away from Methodist Girls’ School and Pei Hwa Presbyterian Primary School.
